Power Flushing

Restore your heating system's efficiency with a professional power flush. Clear sludge, protect your boiler, reduce your bills.

Why your system needs flushing

Over time, central heating systems accumulate sludge, rust, and debris — especially in older properties with steel radiators. This buildup restricts water flow, makes your boiler work harder, and can cause cold spots on radiators, noisy pipes, and even boiler breakdowns.

Signs your system needs a power flush

Cold spots at the bottom of radiators, a system that takes a long time to heat up, noisy boiler or radiators, discoloured water when you bleed radiators, or frequent breakdowns — these are all signs that sludge may be the problem.

Essential before a new boiler

We always recommend a power flush before fitting a new boiler. Dirty water from an old system can damage a new boiler's heat exchanger within months, potentially voiding your warranty. It's a small investment that protects a much bigger one. After flushing, we add a chemical inhibitor and fit or check your magnetic system filter.

How much does a power flush cost?

The cost of a power flush depends on the size of your system and the severity of the sludge buildup. Here's a guide for typical Surrey properties — and I've written a full, honest cost guide covering what affects the price, UK averages, and when a flush isn't worth your money:

Up to 8 radiators£660 inc VAT
9–10 radiators£780 inc VAT
Over 10 radiatorsQuote on request
Magnetic system filter (supply & fit)£216 inc VAT

All prices include chemical inhibitor treatment and system balancing. A magnetic filter is strongly recommended to keep your system clean after flushing. Prices may vary for severely contaminated systems requiring extended flushing time.

A power flush typically takes 4–6 hours. We flush each radiator individually, test water quality throughout, and don't stop until the water runs clear. At the end we add a quality inhibitor and check or fit a magnetic system filter to catch any future debris before it reaches your boiler.

Common Questions

Power Flushing FAQs

A power flush is £660 inc VAT for systems up to 8 radiators, or £780 inc VAT for 9–10 radiator systems. Larger systems are quoted individually. The price includes chemical inhibitor treatment and system balancing. We also recommend a magnetic system filter (£216 inc VAT) to keep the system clean going forward.
Typically 4–6 hours depending on the size of your system and how much sludge is present. We flush each radiator individually and test the water quality throughout the process.
In most cases, yes — especially if you've had cold spots on radiators or a slow-to-heat system. Many customers notice the improvement immediately. Radiators that were cold at the bottom should heat evenly across their full surface.
We strongly recommend it. Dirty water from an old system can damage a new boiler's heat exchanger within months and may void your warranty. Most boiler manufacturers specify that the system should be flushed before a new boiler is connected.
A magnetic filter (like a MagnaClean) sits on the pipework near your boiler and catches metallic sludge before it reaches the heat exchanger. It's a small investment that significantly extends your boiler's life and keeps your system cleaner for longer. We check or clean it during every annual boiler service.
Common signs include: cold spots on radiators (especially at the bottom), radiators that need bleeding frequently, a boiler that makes banging or kettling noises, a system that takes a long time to heat up, or dirty brown/black water when you bleed radiators. If you're experiencing any of these, a power flush is likely to help.
