How Much Does a Power Flush Cost?

By Mark White, Gas Safe Registered Engineer · 6 min read

If your radiators have cold spots, your heating takes ages to warm up, or your boiler is making strange noises, there's a good chance your central heating system is full of sludge. A power flush clears it out and gets everything working properly again — but what does it actually cost, and is it worth it?

I've been carrying out power flushes across Surrey for over 21 years, so I can give you honest numbers rather than the vague "from £300" figures you'll find on most websites. Here's what it really costs and what affects the price.

Typical power flush prices

For a standard residential property in Surrey, here's what you can expect to pay in 2026:

Up to 8 radiators£660 inc VAT
9–10 radiators£780 inc VAT
Over 10 radiatorsQuote on request
Magnetic system filter (supply & fit)£216 inc VAT

Prices include chemical flush solution, inhibitor treatment, and system balancing. VAT is charged at 20%.

These prices are for a standard residential system in reasonable condition. If your system hasn't been flushed in 20+ years or the sludge is particularly severe, it may take longer and cost a bit more — but I'll always tell you upfront before we start.

How does that compare to the UK average?

Across the UK, a properly done power flush from a reputable engineer typically lands between £400 and £800 depending on system size, how badly contaminated it is, and where you live — London and the South East sit at the upper end. If you see it advertised much cheaper, read the small print: the lowest headline prices often exclude the cleaning chemicals, the inhibitor, or anything over six radiators, and the "extras" bring the real bill back to the numbers above. My prices include the chemicals, the inhibitor and the balancing, because a flush without those isn't finished.

What about underfloor heating?

Underfloor heating sludges up too — it just hides it better. Instead of cold radiator bottoms you get lukewarm zones in the floor, or loops that never quite match the others. UFH is flushed differently: loop by loop at the manifold rather than radiator by radiator, and microbore UFH pipework needs patience to clear properly. It's quoted per system, but budget in the same territory as a radiator flush of similar size. I cover this in more detail on my underfloor heating page.

What affects the cost?

The main factors that determine the price of a power flush are:

Number of radiators. More radiators means more flushing time. Each one needs to be flushed individually — we connect the machine, flush the radiator both ways until the water runs clear, then move to the next. A 6-radiator flat takes significantly less time than a 15-radiator family home.

Severity of the sludge. A system that's had annual servicing and a magnetic filter in place might only need a couple of hours. A system that hasn't been touched in 15 years could take a full day. The worse the contamination, the more chemicals we use and the longer each radiator takes to clear.

Access to radiators. Radiators behind furniture, in tight spaces, or with stuck valves add time. If we need to remove a radiator to flush it properly (which sometimes happens with badly blocked ones), that adds a bit to the job.

Type of system. Open-vent systems with a header tank in the loft tend to accumulate more sludge than sealed systems. Older steel radiators produce more iron oxide than modern ones. Microbore pipework (the small 8mm or 10mm pipes common in 1970s and 80s properties) can be particularly prone to blockages and takes more time to flush thoroughly.

Is a power flush worth it?

In most cases, absolutely. Here's why:

It protects your boiler. Sludge in the system is the number one cause of boiler breakdowns. The black iron oxide finds its way into the heat exchanger, pump, and diverter valve, causing them to fail prematurely. A power flush removes the sludge before it causes damage. If you're spending £2,500+ on a new boiler, the cost of a power flush to protect it is a small price for serious peace of mind.

It reduces your energy bills. A system full of sludge has to work harder to heat your home. Radiators with cold spots aren't transferring heat properly, so the boiler runs longer to compensate. After a power flush, heat distribution improves and the boiler doesn't have to work as hard.

It's usually required before a new boiler. Most boiler manufacturers specify that the system should be flushed before a new boiler is connected. If sludge from an old system damages a new boiler, the warranty claim may be rejected. We always recommend a power flush as part of any boiler installation.

When is a power flush NOT worth it?

I'll always be honest about this. There are situations where a power flush isn't the right answer:

If your pipework is failing. Very old systems with corroded pipework can develop leaks during or after a power flush, because the sludge was actually sealing tiny pinholes. If I suspect the pipework is in poor condition, I'll tell you before we start — sometimes a full system replacement is the better investment.

If the system is brand new. A system that's less than a few years old with a magnetic filter in place probably doesn't need a power flush. A chemical cleaner added during the annual service may be sufficient.

If only one radiator is cold. A single cold radiator might just need balancing, bleeding, or a valve replacement — not a full system flush. I'll diagnose the problem properly before recommending any work.

Signs your system needs a power flush

Here are the symptoms I see most often in properties across Addlestone, Weybridge, Byfleet, and the wider Surrey area:

Cold spots on radiators — particularly at the bottom. This is the classic sign of sludge buildup. The sludge settles at the bottom of the radiator and blocks water flow, so the top heats up but the bottom stays cold.

Slow to heat up — if your system takes much longer than it used to reach temperature, restricted water flow from sludge is a likely cause.

Noisy boiler or pipes — banging, kettling (like a kettle boiling), or gurgling noises often indicate sludge or debris circulating through the system.

Discoloured water when bleeding radiators — if the water that comes out is brown or black rather than clear, your system has a sludge problem.

Boiler keeps cutting out — if the boiler fires up then shuts down after a few minutes, restricted water flow from sludge may be causing it to overheat and trigger the safety cutout.

Frequent breakdowns — if your boiler keeps needing repairs, particularly to the pump, diverter valve, or heat exchanger, sludge is often the underlying cause.

What happens during a power flush?

We connect a high-powered flushing machine to your central heating system — usually at the boiler or a radiator. The machine pumps water through the system at high velocity, dislodging sludge and debris from the pipework and radiators. We add a chemical cleaning solution that breaks down the sludge and makes it easier to remove.

Each radiator is flushed individually by closing all the other radiator valves and directing the full flow through one at a time. We reverse the flow direction to shift stubborn deposits. Throughout the process we test the water quality — when it runs clear, we know that radiator is clean.

Once the system is clean, we drain the dirty water, refill with fresh, and add a chemical inhibitor that prevents new sludge from forming. We then check or fit a magnetic system filter (like a MagnaClean) and balance all the radiators so heat distributes evenly.

The whole process typically takes 4–6 hours. We need access to all radiators during the flush, so it's worth making sure furniture isn't blocking access on the day.

Power flush cost FAQs

£660 inc VAT for systems up to 8 radiators, £780 inc VAT for 9–10 radiators; larger systems quoted individually. That includes the chemical cleaning solution, inhibitor treatment and system balancing — the parts some cheaper quotes leave out.
The machine can be hired, but the job is in the judgement — knowing when a radiator is actually clear, spotting pipework that won't survive the process, and dosing the chemicals correctly. Get it wrong and you can spring leaks or leave the sludge mobilised but not removed, which is worse than not flushing at all.
On sound pipework, no — the process is controlled. On very old, heavily corroded systems, removing sludge can reveal pinhole leaks the sludge was plugging. That's exactly why I assess the system first and tell you honestly if flushing carries a risk or if your money is better spent elsewhere.
Done properly — with inhibitor added and a magnetic filter fitted — a flush should last 8–10 years or more. If a system needs flushing every few years, something else is wrong (usually ongoing corrosion or missing inhibitor) and that's the thing to fix.
