Underfloor Heating Repairs & Servicing

Zones not heating, lukewarm floors, manifold and mixing valve faults — diagnosed and repaired across Weybridge, Addlestone and surrounding Surrey areas by a Gas Safe engineer who understands how UFH and your boiler work together.

Underfloor heating repairs

Wet underfloor heating is brilliant when it works — and frustrating when it doesn't, because the faults are usually hidden at the manifold rather than out in the room. We repair water-based underfloor heating systems of all ages, whether it's a single-room extension loop or a fully zoned whole-house system.

Common faults we diagnose and fix:

Zones not heating — usually a stuck or failed actuator head on the manifold, a zone wiring fault, or a thermostat problem. We test at the manifold and the wiring centre to pinpoint which.

Lukewarm or cold floors — often the blending (mixing) valve not regulating correctly, a tired UFH circulation pump, or restricted flow through the loops. Underfloor heating is designed to run cooler than radiators, but a noticeable drop-off means something needs attention.

Airlocks and flow problems — loops that have stopped circulating after maintenance or pressure loss. We re-balance the manifold flow gauges and purge individual loops properly, which takes the right kit and patience.

Sludge and debris — the narrow pipework in UFH loops is particularly vulnerable to magnetite sludge. Where the system water is dirty, a power flush or targeted manifold flush restores performance and protects the boiler too.

Manifold component failures — flow gauges, isolation valves, pump-and-blending sets and auto air vents can all fail with age. We repair or replace manifold components rather than condemning the whole system.

We work on wet (water-fed) underfloor heating connected to your boiler or cylinder system. Electric mat systems are electrical work and are best handled by a qualified electrician.

Underfloor heating and your boiler — one system, properly set up

Most underfloor heating problems we attend aren't really UFH problems — they're system design problems. UFH needs a blended flow temperature far lower than radiators, and where the mixing set, controls or zoning weren't set up correctly, you get rooms that never quite warm up, a boiler that short-cycles, or radiators that suffer when the UFH calls for heat.

Because we install and repair boilers, unvented cylinders and full heating systems, we look at the whole picture: boiler output and modulation, zone control wiring, the mixing set temperature, and how the UFH and radiator circuits share the load. That's the difference between a quick part-swap and a system that finally works the way it should.

If you're planning a new boiler on a home with underfloor heating, tell us — choosing a boiler that modulates low enough for UFH makes a real difference to comfort and running costs, and we set the system up correctly on day one.

Smart controls for underfloor heating

Zoned underfloor heating really comes alive with decent controls. We install and configure smart thermostats and zone controls that let you run each room independently and schedule the slow-response UFH properly — so the kitchen floor is warm when you come down in the morning, not an hour after you leave.

Underfloor heating servicing

Like the rest of your heating system, UFH benefits from an occasional check-over: manifold inspection, actuator operation, blending valve temperature, pump condition, system pressure and water quality. We can include this as part of your annual boiler service visit — it adds little time when we're already at the property and catches small faults before a floor stops heating in January.

Areas we cover

We repair and service underfloor heating across our whole Surrey patch, from our base in Addlestone. Weybridge is one of our busiest UFH areas — extensions and newer builds around St George's Hill, Oatlands and the town centre very often have underfloor heating paired with an unvented cylinder. We also regularly attend UFH work in Addlestone, Walton-on-Thames, Chertsey, Byfleet, Shepperton, Woking and Egham.

Why choose Origin Heating for underfloor heating?

Plenty of engineers will swap an actuator; far fewer understand how the UFH, the mixing set, the zoning and the boiler interact as one system. With 21+ years in the trade including 17 at British Gas, we diagnose at the manifold rather than guessing from the thermostat, we're G3 qualified for the unvented cylinders that often sit alongside UFH in larger homes, and you deal with Mark directly from first call to finished job.

★★★★★
"Very trustworthy and a real gentleman"

I'm so glad we chose Mark to fit our new boiler as he did a fantastic job. He arrived early and worked till late, not stopping until all work was complete in less than 2 days.

"A phenomenal service from Mark"

A phenomenal service from Mark for a boiler install and new water tank and checks for the entire system. Incredibly professional. Very tidy work too.

Frequently Asked Questions

The most common causes are a failed actuator head on the manifold, an airlock in that loop, or a wiring or thermostat fault for that zone. We diagnose at the manifold first — checking flow gauges, actuators and loop temperatures — which usually identifies the fault quickly.
Lukewarm floors usually point to the blending valve, the UFH circulation pump, or sludge restricting flow through the loops. UFH runs at a much lower temperature than radiators by design, but if it's noticeably dropped off, the system needs investigating.
We work on wet (water-based) underfloor heating systems connected to your boiler or heat source. Electric mat systems are electrical work and are best handled by a qualified electrician.
Yes — this is a very common setup, especially where UFH has been added to an extension. The UFH runs through a mixing set that blends the flow down to the lower temperature the floor needs, while the radiators run at normal temperature. We install, repair and balance these mixed systems.
It depends on the fault. We charge a call-out fee which is deducted from the repair cost if you go ahead, and many manifold faults — actuators, air locks, balancing — are resolved on the first visit. We'll always give you a clear price before any work starts.
