How Often Should You Service Your Boiler?
By Mark White, Gas Safe Registered Engineer · 5 min read
The short answer: once a year, every year. But I know that doesn't really explain why, and it doesn't help if you're trying to work out whether it's genuinely necessary or just something engineers say to drum up business. So let me explain what actually happens during a service, why it matters, and what the consequences are of skipping it.
Why once a year?
A gas boiler burns fuel to produce heat. Over 12 months of use, the internal components get dirty, seals can degrade, and small issues can develop that aren't visible from the outside. An annual boiler service is designed to catch these problems before they become expensive failures or — more importantly — safety hazards.
Every boiler manufacturer specifies annual servicing in their terms and conditions. This isn't arbitrary — it's based on how long their components can reliably run before they need checking. Vaillant, Worcester Bosch, Ideal, Baxi — they all say the same thing: service it once a year.
What happens during a service?
A proper boiler service isn't just a visual check and a sticker. Here's what I do during a typical service:
Strip and inspect the burner. I remove the front of the boiler and take out the burner assembly. This lets me check for carbon deposits, cracking, or any signs of incomplete combustion. A dirty burner wastes gas and can produce carbon monoxide.
Check the heat exchanger. The heat exchanger is the most expensive component in your boiler. I inspect it for leaks, corrosion, and blockages. Sludge from the central heating system can coat the inside of the heat exchanger, reducing efficiency and eventually causing it to fail.
Test the gas rate and pressure. Using a gas analyser, I check that the boiler is burning gas at the correct rate and that the gas pressure is within the manufacturer's specifications. If the gas rate is wrong, the boiler is either wasting fuel or not producing enough heat.
Carry out a flue gas analysis. This is one of the most important safety checks. I measure the combustion gases coming out of the flue to make sure the boiler is burning cleanly and efficiently. High carbon monoxide readings indicate a problem that needs fixing immediately.
Check all safety devices. Modern boilers have multiple safety systems — overheat thermostats, pressure relief valves, air pressure switches, and flame sensing electrodes. I test each one to make sure it would do its job if something went wrong.
Inspect the condensate system. The condensate trap and drain pipe need to be clear and flowing freely. A blocked condensate system is one of the most common causes of winter breakdowns.
Check system pressure and expansion vessel. I verify that the system pressure is correct and that the expansion vessel (which absorbs pressure changes as the water heats and cools) is charged properly. A flat expansion vessel causes the pressure to spike when the heating runs, which can lead to leaks.
What happens if you skip a service?
Three things, essentially:
Your warranty becomes void. Every major boiler manufacturer requires annual servicing by a Gas Safe registered engineer to maintain the warranty. Skip a service, and if your boiler develops a fault, you'll be paying for the repair yourself — even if the boiler is only two years old. On a Vaillant with a 10-year warranty, that's a significant amount of cover to throw away.
Small problems become big ones. A slightly worn seal that would have been spotted during a service can turn into a water leak that damages your boiler's electronics. A dirty burner that needed cleaning can lead to a cracked heat exchanger. The difference between a £20 part caught early and a £400+ repair is often just an annual service.
Safety risk increases. A boiler that isn't burning gas correctly can produce carbon monoxide — an odourless, colourless gas that kills around 30 people a year in the UK. A flue gas analysis during a service will pick up any combustion issues. Without that check, a faulty boiler can run for months with no visible symptoms until someone gets ill.
Does a new boiler need servicing?
Yes. Most manufacturers require the first service within 12 months of installation. Some require it even sooner — Vaillant, for example, require the first service within 12 months to maintain the extended warranty we offer as an accredited installer. After that, it's every 12 months without exception.
New boilers are no more immune to issues than established ones. In fact, the first service often catches installation-related issues that aren't apparent during commissioning — things like incorrect expansion vessel pre-charge, gas rate calibration, or condensate routing problems.
What about landlords?
If you're a landlord, you're legally required to have a gas safety inspection (CP12) carried out on every gas appliance in your rental property every 12 months. This is a legal obligation under the Gas Safety (Installation and Use) Regulations 1998, and failing to comply can result in fines, imprisonment, and invalidated insurance.
A gas safety check and a boiler service are not the same thing, but they can be done at the same visit. The gas safety check covers the legal compliance requirements, while the service covers the maintenance side — stripping down the boiler, cleaning components, and checking for wear. We do both together for landlords to keep things simple and cost-effective.
How much does a boiler service cost?
A thorough boiler service from a qualified Gas Safe engineer typically costs between £95 and £145 including VAT, depending on the engineer and the boiler type. Be cautious of anything significantly cheaper — a proper service takes time, and if someone is offering to do it in 15 minutes for £40, they're almost certainly cutting corners.
It's not a large amount, especially when you consider that it maintains your warranty, reduces the risk of expensive breakdowns, and ensures your boiler is running safely and efficiently. If you think of it in terms of energy savings alone — a well-serviced boiler runs more efficiently than a neglected one — the service often pays for itself over the year in lower gas bills.
When should I book?
Any time of year works, but autumn is ideal — it gives you a full check before the heating goes on for winter, and it means any issues get caught before you're relying on the boiler daily. We tend to get busy from October onwards with pre-winter services and breakdown calls, so September is a great time to get ahead of the rush.
If it's been more than 12 months since your last service, don't put it off. Give us a call on 07311 811574 or request a quote and we'll get you booked in. We service all makes and models across Surrey.
