How Much Does a New Boiler Cost?

By Mark White, Vaillant Accredited Installer · 8 min read

If your boiler is on its last legs or you've just been quoted a repair bill that makes a replacement look tempting, the first question is always the same — how much is a new boiler actually going to cost me?

The honest answer is that it depends on quite a few things, and the range is wider than most people expect. I've been installing boilers across Surrey for over 21 years, including 17 years at British Gas, and as a Vaillant Accredited Installer, I can walk you through the real numbers — not the "from £1,500" marketing figures that rarely reflect what you'll actually pay.

Typical new boiler prices in 2026

For a straightforward like-for-like combi boiler swap in a standard Surrey home, here's what you're realistically looking at:

Budget combi boiler (e.g. Baxi 200)From £2,160 inc VAT
Mid-range combi boiler (e.g. Vaillant ecoTEC Plus)From £2,640 inc VAT
Premium combi boiler (e.g. Vaillant ecoTEC Exclusive)From £3,360 inc VAT
System boiler + unvented cylinderFrom £4,200 inc VAT
Full system change (different boiler type/location)From £3,600 inc VAT

Prices include the boiler, all parts, labour, commissioning, and Building Regulations notification. VAT is charged at 20%.

I know that's a broad range, so let me explain what pushes the price up or down.

What affects the cost of a new boiler?

Like-for-like vs relocation. The single biggest factor. If your new boiler is going in the same place as the old one, connecting to existing pipework, the job is typically a day's work. If you want the boiler moved — say from the kitchen to the loft, or from a bedroom cupboard to the utility room — there's significantly more pipework, flue work, and potentially electrical work involved. A relocation can add £500–£1,500+ depending on how far the boiler is moving and how much pipework needs extending.

Type of boiler. A combi boiler is the simplest and cheapest to install — it heats water on demand with no hot water cylinder needed. A system boiler with an unvented hot water cylinder costs more upfront but delivers better hot water performance for larger homes with multiple bathrooms. If you're switching from one type to another (e.g. replacing a conventional system with a combi), there's additional work to remove redundant components like the hot water cylinder and cold water tanks in the loft.

The boiler itself. Boiler prices vary significantly between manufacturers and models. A Baxi budget combi might cost £600–£800 for the unit alone, while a premium Vaillant ecoTEC Exclusive is closer to £1,400–£1,600. The difference isn't just the name on the front — premium boilers tend to have better build quality, quieter operation, higher efficiency ratings, and longer manufacturer warranties.

Warranty length. This is where the choice of installer matters. As a Vaillant Accredited Installer, I can offer up to 10-year manufacturer warranties on Vaillant boilers. A non-accredited installer fitting the same boiler would typically only be able to offer a 2 or 5-year warranty. Over the life of the boiler, that extended warranty is worth hundreds of pounds in potential repair savings.

Additional work. Some installations need extras that add to the cost. A power flush to clean the system before connecting the new boiler (recommended and sometimes required by the manufacturer). A magnetic system filter to protect the new boiler from sludge. New thermostatic radiator valves. An upgraded gas supply if the meter or pipework can't handle the new boiler's demand. A new condensate drain route. These are all things I'll identify during the survey and quote for upfront — no surprises.

Flue requirements. The flue (the pipe that takes combustion gases safely outside) needs to comply with Building Regulations. If the boiler position means a longer flue run, a vertical flue through the roof, or a flue guard to protect a public path, these add to the cost. Horizontal flue extensions beyond a couple of metres need a flue fan kit, which adds £200–£400.

Combi vs system boiler — which do you need?

This is one of the most important decisions and it's worth getting right:

Combi boilers heat water instantly when you turn on a tap — there's no hot water stored anywhere. They're compact, efficient, and perfect for most homes with one bathroom. If you've got a small to medium house or flat with one bathroom and a kitchen, a combi is almost always the right choice. The downside is that hot water flow rate drops if you try to run two taps or showers at the same time.

System boilers work with a separate hot water cylinder (ideally an unvented cylinder). The cylinder stores a tank of hot water ready to use, which means you can run multiple taps and showers simultaneously without losing pressure. If you've got a larger home with two or more bathrooms, a system boiler with an unvented cylinder is usually the better option. The trade-off is higher upfront cost, more space needed for the cylinder, and slightly higher running costs since you're keeping a cylinder of water hot.

During a home survey, I'll assess your property size, number of bathrooms, incoming mains pressure, and current system type to recommend the right setup. There's no point paying for a system boiler if a combi will do the job perfectly well — and equally, there's no point fitting a combi if you've got three bathrooms and a family of five.

How to get the best deal on a new boiler

Get multiple quotes. I always recommend getting at least two or three quotes. Not to beat engineers down on price — we're all trying to make a fair living — but so you can compare what's being offered. The cheapest quote isn't always the best value, and the most expensive isn't always the best quality. Compare like for like: same boiler model, same warranty length, same scope of work.

Ask about warranties. A boiler with a 10-year warranty might cost £300 more than one with a 2-year warranty, but if anything goes wrong in years 3–10, that extra £300 could save you thousands. Always ask what warranty the installer can offer and check whether they're manufacturer-accredited.

Don't skimp on the power flush. If your existing system has sludge in it (and most systems over 5 years old do), fitting a shiny new boiler on top of a dirty system is asking for trouble. Sludge will damage the new boiler's heat exchanger and pump, potentially voiding your warranty. A power flush costs from £660 inc VAT — it's a worthwhile investment to protect your new boiler.

Choose the right boiler, not the cheapest. A budget boiler might save you £400 upfront, but if it's less efficient and less reliable, you'll spend more on gas and repairs over its lifetime. Mid-range boilers from Vaillant and Worcester Bosch offer the best balance of quality, efficiency, and long-term value.

Beware of pressure sales. If an engineer visits your home and pressures you to sign on the spot with a "today only" discount, walk away. A reputable installer will give you a written quote, give you time to think about it, and be happy to answer follow-up questions.

When should you replace your boiler?

Not every breakdown means you need a new boiler. Here's when replacement genuinely makes sense:

The boiler is 12–15+ years old. Boilers have a typical lifespan of 12–15 years with regular servicing. After this point, parts become harder to source, efficiency drops, and breakdowns become more frequent. If your boiler is approaching this age, replacement is usually more cost-effective than repeated repairs.

Repair costs are mounting up. A good rule of thumb: if a single repair costs more than a third of what a new boiler would cost, or if you've had multiple repairs in the last couple of years, replacement makes more financial sense.

Your energy bills are unusually high. Older boilers run at 60–80% efficiency. A modern condensing boiler runs at 90%+ efficiency. On a typical Surrey home spending £1,200/year on gas, upgrading from a 70% efficient boiler to a 92% efficient one could save £250–£350 per year. Over 10 years, that saving covers a significant portion of the installation cost.

Parts are no longer available. Some older boiler models have been discontinued and parts are becoming scarce or expensive. If your engineer tells you a part is on back order for weeks or has tripled in price, it's a strong signal that the boiler is reaching end of life.

What happens during the installation?

A straightforward like-for-like combi swap typically takes one day. Before the installation day, I'll visit your property for a free survey. I'll assess the current system, check the gas supply, measure the flue route, and discuss what you need. You'll get a detailed written quote with no hidden extras.

On installation day, I'll isolate and drain the old boiler, disconnect it, and remove it from the wall. The new boiler is fitted, connected to the gas, water, and electrical supplies, and the flue is installed. The system is filled, pressurised, and tested. I'll commission the boiler following the manufacturer's procedure, set up the controls, and register the warranty. You'll get a demonstration of how everything works and a Building Regulations notification will be submitted.

More complex installations — relocations, system changes, or jobs involving additional radiators and pipework — may take two days.
